Step 1: At Your Home

Before we arrive you will be emailed the seller's property disclosure form and HOA/Condo disclosure form (if applicable) so that you can complete them in advance and we can review them with you during our appointment. You will also want to gather any pertinent information about your property:

  • Mortgage servicer information (if applicable)
  • HOA/Condo association contact information
  • Age of roof
  • Age of HVAC
  • Permit history
  • List of improvements
  • Property survey
  • Termite bond

Our appointment will continue with a review of the current market value of your property; this will assist you in determining the offering price. We will also perform a complete on-site analysis and make staging recommendations. We will also create the complete MLS listing onsite, tentatively schedule the professional photo shoot and determine your listing date.

Last, but not least...  Unlike a traditional listingyou will determine the compensation that you would like to offer to the buyer's agent.  You are the boss!  

Step 2: At Our Office

Once we receive your professional photos we will activate your listing, send you a copy of your listing so that you can ensure its accuracy, and then distribute your listing to all the top online resources. Over 85% of all buyer's use the internet to search for property, we will broadcast your property to make sure buyers can find you matter if they are searching locally, across the country or on the other side of the world. Sales Target

Step 3: On the Market

Your house can be shown in two ways:

  1. We will show your house if a buyer contacts us directly.
  2. An OUTSIDE AGENT from another company will schedule a showing with you through the easy to use Showing Time app.

FEEDBACK AFTER A SHOWING - We help you obtain feedback through the Showing Time application and will follow up personally if the buyer's agent doesn't provide written feedback. Every Wednesday we will discuss our progress and provide a market update via phone or email (your preference).

Step 4: An Offer is Made

Review Contracts and Process All Documents

We will present all offers, review financing, timelines and provide you an accounting of what each offer means to your bottom line. We will skillfully negotiate the contract and inspection on your behalf, review required disclosures, complete purchase and sale agreement documents. All you need to do is show up at the Title Company, sign your documents, and check your bank account for your wired funds.
